Who we are
We are a developer working out of Kuala Lumpur, and almost everything we have built stands within a short drive of the office.
Much of our early work went into Ara Damansara. We were one of the pioneers in shaping the area’s commercial landscape, with Dana 1 being the first strata commercial centre in Ara Damansara. Dana 2 and the Dana 13 office tower followed. Then came Citta Mall — a low-rise neighbourhood mall of a kind nobody there had built before.
In Kelana Jaya we built Puncak Seri Kelana and Puncak Nusa Kelana, more than a thousand homes between them, one of them arranged around a 680-foot Balinese garden. Both are fully occupied.
At Puncak Ara Damansara, over five hundred families were rehoused before the first block went up. It took longer that way. It was the right way round.
That is the shape of the company. Not a large one — one that stays close to the ground it builds on, and finishes what it starts.

How we work
Patience is a building material
A Zen garden is built around a stone that does nothing at all. It simply sits there. Everything else — the moss, the grass, the smaller rocks — arrives later, in its own time, because the stone stayed put.
We work much the same way. We buy land before it is ready and wait for it, then build at the pace good building actually takes. The alternative is a site that only looks finished.
Someone here still answers for it
We are a family business, now in its third generation. That reads like a line on a brochure until something needs putting right — and the person who signed for the land is the one who picks up the phone.
When a buyer rings about a building we handed over years ago, they get somebody who was standing on that site while it went up.
We know one valley properly
We build in the Klang Valley and almost nowhere else. We know which roads flood in November, which councils move quickly, and which quiet corner turns into somewhere everybody wants to live.
None of that comes out of a market report. It comes from having stood there and watched it happen.
The same hands, project after project
Our site teams, consultants and contractors have been with us through more than one property cycle — the good years, and the ones nobody puts in a brochure.
Memory like that does not live in a folder. It lives in the person who remembers why a detail was drawn that way the first time, and says so before it gets drawn wrong again.
We finish, then we hand over
Every development the Group has launched has been completed, and every one has sold. We would rather launch less and finish all of it than leave a site standing half-done.
And a building is not really delivered on the day it sells. It is delivered when people are living in it, and it still works.

Three things we do,and only three
Property Development
From land to keys, on our own balance sheet.
We buy the land ourselves, hold it until the scheme is right, and take it through planning, construction and handover without passing it along to anybody else. Doing this in one region, over and over, teaches you which sites reward patience and which never will.
Construction
Built at the pace good building takes.
Construction is run in-house, against our own programme rather than a contractor’s. That means fewer variations and slower starts — and the part that actually matters later on, which is buildings people have not moved out of.
Investment Holdings
Some things we build, we keep.
Alongside development, the Group holds property for income and for the long run. Keeping some of what we build is how we find out how it ages — the most honest feedback a developer ever gets.
